Renting from me - a C class landlord
What are some requirements I should tell people?
When they ask “ what are the requirements to apply “
I invest in a city area w a crime rate as high as anything haha

Theres a big difference between C and D class neighborhoods.
If you truly are in a C class neighborhood (blue collar, some crime, probably don't want to hang around after dark) these are the requirements I usually have
- - No evictions
- - minimum 600 credit score
- - 3 times monthly rent in income
- - Past landlord referrals
If its a D neighborhood (drugs, gangs, prostitutes, don't want to go even in the day) then I would sell the house.
