Theres a big difference between C and D class neighborhoods.

If you truly are in a C class neighborhood (blue collar, some crime, probably don't want to hang around after dark) these are the requirements I usually have

  • - No evictions
  • - minimum 600 credit score
  • - 3 times monthly rent in income
  • - Past landlord referrals

If its a D neighborhood (drugs, gangs, prostitutes, don't want to go even in the day) then I would sell the house.
