Legality on evicting tenant -selling rental property in south bay

I may have a deal on rental property but what is the law on it? 

I'd rather be prepared for the landlord just in case he/she does not know the law yet, including myself.

@Kenneth Kim if you want to be a successful investor you need to learn the law, particularly in a liberal, litigious state like California.

My best recommendation is that you buy the book, "Every Landlord's Legal Guide (California edition)" by Nolo. You can find it at www.nolo.org or on Amazon. It may seem like an expensive book but it will link you to all the current state laws, give a ton of practical advice, and includes sample forms. Their web site is also a great resource but you'll learn much more through the book.
