We do this for bartenders and servers where most of their income is off the books but it can work for someone being self employed. 

It is a good idea to have an attorney draft the notice to vacate and have a process server deliver the notice for proof of delivery.

Joe's lease has provisions against this, so I properly serve him a "10 day notice to cure" using a process server ($$).

A secure email can be had thru a private business server, above my level, but many title companies and banks use them for this exact reason.
