What is the Ideal lease ? Month to month, Year lease or etc ?

Hey everyone!

I’m currently redoing the leases for my tenants and want to know the general consensus on which lease is best. Do you prefer a month to month lease or a year lease ?

    @Christopher Wall All my tenants are MTM, to me that favors the LL. You need to look at what other LL are offering for similar class properties and offer the same to your tenants. When we LL'ded in California it was always with one year leases. Here in Wa it is MTM which I have come to prefer. A big deposit and a MTM lease makes for a respectful tenant.
