Inherited a home from my deceased parent.

You live in one of the highest density city's in FL and you border another high density county.

., but over 80% of Canadians reside within 2-hours of the Canada-U.S.A. border.  

I found what appears to be a great candidate single family home that is listed as held by a Revocable Trust of the deceased.

Kalamazoo, East Lansing (Lansing), Ann Arbor (better to get Ypsilanti bordering Ann Arbor) and definitely Grand Rapids.

In other words, properties that are near foreclosure, properties of the recently deceased that the heirs just want to get rid of quickly, or properties that are so bombed-out that only someone as insane as a real estate investor would consider buying it.

Also write down the deceased name and last known address.2) Research if the property of the last known address was titled in the deceased name.3) Send direct mail to executor to explain how I can help and see if they are interested in selling.4) If they call me, I make an appointment to see the property and determine repairs needed.5) Send a letter of intent to purchase the property with my offer based on the rehab needed and my desired profit.6) IF, they verbally accept my offer, I write a formal contract.7) Once we are binding, I send to my attorney to start a title search and I also go back to the property with my contractors and firm up my estimates.8) Once we are clear to close, I buy the house.

I have a house hack duplex in Lansing right on the Lansing/East Lansing border in the Forest View neighborhood.

@Chuck GreenfeldTanya, the major credit agencies are linked cross-border (Equifax, Transunion) and many of the service bureaus - such as TVS listed above - are able to pull credit histories in either country.  

Its an attractive area as it borders Brooklyn & Queens and is in walking distance from the J, Z, and A trains.
