We have completely gutted it and taken down to the studs, rebuilt the trusses as there were some broken from the snow load, we'll reconfigure the kitchen put in drywall, completely redo the bathrooms, decks, etc.

It doesn't make much sense to do full addition, but I was wondering what some of your opinions are on "exterior living space" ie a deck.To me my guys could build a wood deck (150-200 sf) relatively easily and inexpensive-- and although I'd assume it wouldn't add much for an appraisal (does anyone in area know average for this in this area?)
