It was go time to replace this deck and I needed to do it soon before the toddler jumped off the deck.

It has a rooftop deck and ocean views. 

It doesn't make much sense to do full addition, but I was wondering what some of your opinions are on "exterior living space" ie a deck.To me my guys could build a wood deck (150-200 sf) relatively easily and inexpensive-- and although I'd assume it wouldn't add much for an appraisal (does anyone in area know average for this in this area?)

I like to use a Sonicrafter vibrating tool to make precision cuts in drywall (my favorite tool - tool is cheap, blades are expensive).

The home is livable but could really use some updates in the kitchen & baths, new windows and flooring, a new deck, some interior paint, and some landscaping.
