SFR flip

I had a question for rehabbers/ flippers in Southern Califonia.

I have a flip I'm doing in Long Beach.  It's on the smaller side for the area 3 br 1 bth- 1000 sf (houses in area are 3/1-4/2s at 950-1500 sf).  It doesn't make much sense to do full addition, but I was wondering what some of your opinions are on "exterior living space" ie a deck.

To me my guys could build a wood deck (150-200 sf) relatively easily and inexpensive-- and although I'd assume it wouldn't add much for an appraisal (does anyone in area know average for this in this area?)

Some more info:

-6000 sf lot

-1000 sf house

-detached garage

-avg back yard --dirt, no sod

I personally would think a deck would ad a significant amount of value to the end user.  

What do you all think?

Exterior decks seem to have high "value vs cost" retention on renovation guides as well ie US News
