@James Wise  see my post above I could not tag you... but it did just dawn on me... as  a broker for 42 years myself and having sold literally 1000 plus deals in my day... etc etc.. when your actually selling real estate you will preview listings for your clients..

It's a beautiful house but any type of foundation works scares me, let alone one that feels sketch and has a $200k price tag 

That said, I thought Memphis had stable multifamily complexes once the price tag reached over a 1M or so.

However, I learn best when I see real live transactions or the pleasure to tag along with someone who's experienced to show me the ropes.

Ya, i think i just can't get over the price tag and mortgage cost.

The appraiser found the hud tag on the i-beams when he did his inspection.This was never disclosed either before or after signing the purchase & sale agreement and nothing was said about it in the building inspection.So a few questions:1.  

Zillow and other sites will have some too of varying quality.Municipal governments may have properties tagged as rentals or owner-occupied if they conduct regular inspections, but that is inconsistent in Pennsylvania.
