If that is is the path you want to pursue, the small multi may be the way to go - if you can find well cash-flowing property in your neck of the woods as I would highly advise that you stay local if buying small multi.If  passivity is paramount to you, then taking part in a larger acquisition such as a syndicated purchase of apartment community or strip-mall may be the better option.

Plus, I figured Greg had an open tab so I wanted to take advantage of that...I had a deal closing at 6, but had to go home after that due to a bad gym injury from yesterday....it sucks getting old....my kids were even laughing at me not being able to walk..Next time guys, and thanks for putting this together Greg!!!!!

If Landlord grants permission, Tenant agrees to take precautions to prevent injury and also to maintain adequate insurance coverage.Note: By at least addressing this scenario in our property rules in this way, the tenant will be more likely to ask for permission before just going ahead and doing what they will.
