Calling All Flippers. Need Advise!
I need everyones opinion! I am towards the end of a flip, the ARV is 400k. I am bouncing back and forth with one issue that I would like to get everyones opinion on.
The driveway is a concrete driveway and runs on the left side of the property up to the house that would be on the right. The last 3 slabs on the left hand side (opposite side of the house) looks like it had a wash out and are no longer level with one of them having a decent size crack running through it. What would you do in this scenario? How much will a driveway affect the sale of the home?
A. Leave it alone, the driveway won't play that big of a factor as long as the rest is in great shape.
B. Try to fill the crack as best as possible and paint the driveway.
C. Replace all 3 slabs.

Based on that picture, and assuming that the house is priced at or below the area average, I don't think it's a huge deal. Certainly, you'll at least want to throw some weed killing down and perhaps pressure wash.
Now, if the $400K price is above the area average (i.e., it's a higher-end house) -- or if all the other houses in the area have pristine driveways -- then you may want to cut out and replace this section (as Eugene said above).
Figure demo, a couple yards of concrete and labor, you're probably looking at $500-1000.
