I got a bill last month for changing a burner and this month and so many others.My maintenance bill is close to $1000/month after I paid $5000 for move in repairs that they wanted to do to get it move ready

@Lee Scarlett There is no basis for a legal fight....the mom already signed the deed (the fat lady has sung), the son just has delusions/dreams of doing something with it which will never happen.  

Mortgage money is essentially free right now so an extra $25,000 on the purchase price because there is a brand spanking new six burner Wolf range in the kitchen can seem reasonable.

That falls under the legal doctrine of "Pigs get fat and Hogs get slaughtered."

In fact, after seeing the rent rates the thought that popped into my head was "if it were me I'd be sitting fat and happy with that cashflow, but I'd still advertise it for sale at my "make me sell" price and be tickled by the cash-out if it came."

We're all million dollar fat cats juggling 100 apartment buildings in a portfolio, don't'cha'know, and living off our yachts on the Riviera.

However in this climate they are focusing on new purchases, it seems like refi's are on the back burners. 

The tenant can't leave burners on etc so not as much of a safety risk, look at cost.
