Flipping costs estimator

I am researching REI and flipping.

I came across this site.

The costs are for using a pro not DIY for remodel projects. Every single estimate is less than 100% cost/value return. This doesn't match well with the whole idea of flipping.

Maybe the returns only work for flippers who do their own work? I am learning the skills so that might not be a problem.

However, I've seen flipping videos and diaries where a contractor is used and they still make a profit.

Is this site just estimating really high?

Agree with @Darius Ogloza (as someone that does own remodeling mostly, takes forever)

Most things don’t get 100% return. Does repairing drywall really drive up the resale? Nope - but it is needed. Same for most common structure repairs.
Also, not knowing the tool, where does it get the costs? Are they investor prices, retail, adjusted for locality?
This is why the buy is most important. If you are paying retail you don’t make money unless you can do things like add rooms or finish basements.
