I don't totally subscribe to his arguments but you can't go wrong listening to him because he brings up excellent points that are missed by many new investors who do not figure in those things until they get hit with $10k in roof repairs or $5k for HVAC repairs or even $1k for hot water heaters, or all of it.

@Joe Gore Hello Sir.I have read several of the threads relating to skip tracing companies and you seem to have a pretty good finger on who's the best provider, I.E. direct from credit bureau.Currently I am subscribed to Intelius, and the rate of accurate phone numbers sucks, sucks bad.What is your success rate with utilizing the credit bureaus for obtaining cell numbers, as most folks no longer have a land line?

Usually anyone can subscribe to a local Legal News publication, it can be someting like Daily News, they publish all filings, that can give you a heads up. :)
