A postcard with more than 2% response rate exists
All,
I've done some wholesaling back in my day haha, and I also listen to several different podcasts. In a not too distant podcast, Joe McCall mentioned to a gentlemen he was interviewing that he started using a postcard that had a much higher response rate than 2%. He's an honest guy and has put out some great material so I take his word to be true. However, he stated that Todd Towback told him to keep it close hold. So I did some investigative work and found the post card! I'll email it to anyone that is interested. It pretty much says "Urgent Notice" on the front and we've been trying to contact you regarding some important information on your property. Then on the back it has some more information and lists a phone number and explains it's a 24 hour 7 day a week recorded message.
I've heard this takes pressure off seller of having to speak to someone live and they can also call anytime to find out more information at their convenience.
Ok so has anyone used this type of post card before? And also, on this 2 minute recorded message, does anyone have a specific script they've used?

@Michael Quarles - Your direct mail system and postcards rock & I highly recommend your website (www.yellowletters.com), but it wasn't your Urgent Notice postcard that I was talking about. I got mine from a friend in Florida who wrote it himself. It's a great postcard, but it also generates a lot of angry responses. I always get deals from it. But it's pretty vague. It doesn't go right out and say, "I want to buy your house." It just says "I've been trying to reach you about your house at 123 Main St. It's important that you call this 24 hour recorded message."
I've promised the guy who gave it to me not to publish it or share it. It's pretty simple and people shouldn't worry about getting the same exact postcard to copy it. The key is to be creative and write your own. Make it personal and make it stand out from your competition. Make it different from what everyone else gets. Leave some mystery in it. And always do a 24 hour recorded message. You will always get more calls with that.
And for heavens sake, send something! Something something is better than nothing.
