I would ask more specifically about the dog breed parts since most insurance companies do not cover certain "dangerous" breeds.http://reiguard.com/If you want an umbrella insurance policy as well, I am sure you can get one tacked on with your current insurance provider with not much more money.

I'd like to eventually parlay this into buying a "house hack" which I hope to transition into my first rental property.So far I've done a lot of driving for dollars and purchased a local list of residents with code violations to target with my yellow letters.I'm ultimately looking to learn as much as I can in the field, network with other investors, and start on the path to building wealth and gaining financial freedom!

Usually, I'd assume a bird to be on the safer side, however, my cousin used to own one and 1. parrots (regardless of the breed) seem to love wood moldings, and 2. they can be loud.

Here are some additional things to check for from an Insurance perspective:- Knob & Tube or Aluminum wiring- Asbestos tile, siding or wrapping on pipes- Lead paint (if the building was built prior to 1980 you may need a Lead Safe certification)- flat roof- tenants with pets (find out breed of dogs)- cracked or damaged driveways or walkways- Stairs with out handrails- trees over hanging the property- in ground tanks (active or inactive)- two means of egress from all units- if smoke, CO, fire detectors are hardwired or batterySome of these will cause insurance companies not to write the coverage while others may turn up as recommendations that you will have to fix.

Rents generally go up, but I'd be hesitant in OKC to assume that you can raise the rent yearly as you can in most other hot housing markets.
