Neighborhood Scout has some good paid options, and you can try asking your realtor to supply you with a Costar or Yardi report.

Say you decide to spend more time scouting properties and growing your portfolio. 

Do your due diligence in driving around and scouting the area to get your own perception.

I've already taken a trip down to TN to start scouting for larger multifamily complex's, but I'm also considering starting with townhouses to start learning about managing an asset from afar. 

I have been trying to learn more about Surprise and El Mirage and have only vague ideas about them right now after reading neighborhood scout reports and looking at Zillow along with city-data.  

I'll be scouting out properties for a BRRRR investor in Iowa, so I want to be able to run the numbers semi-accurately and send him only the deals he would actually be interested given the rehab costs.Thanks BP!

The property was referred to me by a property scout in the city.I had one of my partners there go take pics and do a walkthrough of all 3 of the buildingsthen I ran my numbers, did some property and market research and then shot my offer to the owner.He accepted with even countering, lol.

Any thoughts on neighborhood scout for neighborhood-level data?

See my last post above in regards to the move and taking in my ailing mother...Right now, I definitely don't have the time to scout out and analyze properties, and dive into making a purchase, renovation, and all of that.

I've been investing in Cleveland for 3.5 years and most of our deals are either self-sourced (mailers, door knocking, people that scout for us) or we contact the LA directly because the property is on a street that we want.
