Hello!! - RE Pro that's new to Investing

So, I guess is the place to introduce myself!! 

My name is Nicholas Liappas and I'm a licensed real estate salesperson on the north shore of Long Island, servicing all of Long Island, Queens, and Brooklyn. I grew up here and was brought up in the business. I'm also a former NYC construction professional, having project managed ground up construction all over Manhattan, Queens, and Brooklyn. I've built luxury condos, hospitals, and office buildings. I've done interior buildouts and large infrastructure projects. I'm here because I'm looking to acquire my first investment property. Why would an RE agent come here to Bigger Pockets if I'm already in the business? Because its too EXPENSIVE in the NY metropolitan area and the laws are all working against land lords, so I'm foreseeing an "exodus" of sorts from NY to southern states. Prices are also sky high. I know my area well, but it just doesn't make sense to someone like me who is starting out, so I intend to start building my empire in the south, NC, SC, TN, FL, etc. 

I've already taken a trip down to TN to start scouting for larger multifamily complex's, but I'm also considering starting with townhouses to start learning about managing an asset from afar. I've been reading a ton of books on commercial investing, but I still have questions that the books just can't answer and that is why I'm here. Regardless, I'm thrilled to be here and I'm looking forward to getting started.
