I like it a lot of my vendors move the inventory in 30 to 90 days so we are only paying sometimes as low at 90 to 150 for insurance per home.Now if your going to keep it a full year or more this is not always the most cost effective.. but it works for a quick and dirty solution.I used Foremost over the years for my MHParks that I owned.. they insruaed the crappy trailers in said parks LOL

The more you customize the software, the harder it is to maintain and you end up with vendor lock which in simple terms you are at the mercy of your developer(s) as they are creating custom code that is difficult to maintain without them.

Vetting and screening vendors, ensuring your vendors are licensed and insured, maintain all necessary permits and licenses, maintaining appropriate insurance,  requiring vendors to list the deed holder as additional insured, execute contracts with indemnification clauses, being an active owner or have a PM who is actively checking on your properties to ensure there are no premises liability issues or property conditions that could lead to claims.

I am still waiting on Latchel to explain why they seem to be ok with a "Preferred Vendor" middleman (who pays to be assigned work by Latchel as an FYI) materially altering a subcontractor's invoice for repairs at one of my properties.
