Be mentally and emotionally prepared to make several offers (Not at the same time, of course), as in a seller's market, listings often have strong multiple offers.6) Get into escrow, go through the motions of inspections/due diligence, and close escrow. 7) Polish it up to max out your rental income and get it rented.8) Rinse and repeat and get another.

If the majority of other listings consist of photo and text, I would take the time to mix it up a bit and provide a polished video of the property with clean transitions and a description of the property.

But I would speak with the seller and advise them that the more info you receive the more polished your offer will be—you want to avoid a bait and switch (make an offer and then ask for X off before closing) at all costs unless there are major underlying undisclosed issues that pop up during due diligence (major water or fire damage, fire hazards,Structural integrity issues, etc).
