Security Deposit - Partial Damage?
Have a tenant that left the property (A- class area) with a moderate amount of damage. One item I'm having trouble deciding how to handle is the refrigerator.
It was new when they moved in. 3 years later, there is rust on the doors from where they use magnets and significantly scratched the finish. The cleaners did a decent job of cleaning/polishing it, but it's still much rougher than it should be. I'm obviously not going to buy/charge them for a new fridge, but is it acceptable to charge something for the damage?
It's in PA, which the laws don't specifically call out items like this, deposit can obviously be withheld for damage, but the laws don't state anything about receipts or depreciation, etc.
Any suggestions?
