They are in most cases not looking for anything fancy, and a house offered at ‘apartment’ level finish would work in most cases.

As its been discussed nearly daily on bp, the "right" legal structure to invest in residential housing could be anywhere from sole proprietorship to a really fancy, i.e. expensive, LLC and trust structure that many lawyers will happily charge to setup for you (and some CPA will love to charge you to do all the tax filings and maybe even your accounting/bookkeeping). 

They are going to understand the dynamics of your exact market better than anybody else out there.And I'm not talking some fancy formal mentorship here either.

You will need some sort of boots on the ground to help with clean outs, lockouts (there are some fancy systems that can lockout for you), ground maintenance etc....

Well I was a big shot fancy Robotics scientist with NASA splattered all over me.

I know all contractors are not up to date on handling fancy computer programs like excel but that paper estimate doesn't shout "professional."

Nothing fancy, just a simple armless lounge chair.So if you are diligent, you can do that room up for a really reasonable price.
