Student Rental BRRRR

I'm sure I'm not the first, but I am wondering how feasible it is to BRRRR a SFR to have it as a Student Rental? Is it more challenging to get a long-term loan/refinance if the house is used as a Student rental?

I am aware that my best route is discussing my plan with a mortgage company or bank to see if first I can get pre-approved and second if they have an issue with student rentals. I am only curious to see if someone has done this before and how easy/difficult the process was for you.
