Hey BP! I'm closing on our next property at the beginning of August. It's a unique property in that it's a SFH with a full in-law suite in the basement (2 bed/2 bath with full kitchen) and a separate addition that can be blocked off and used as a private room STR.

The private room will have a bedroom, full bathroom, office space, and coffee bar/hot plate.

With this being my first STR, could you take a look at my prices below and let me know if they're a fair estimate? I plan on filling in the actuals as I go and seeing how things vary. These prices are for a bedroom, bathroom, office, and coffee bar.

My furniture is a lot more expensive than you have down.  I bought used Tommy Bahama for my beach side rental.  Also bought new leather couches from a discount place, which I am replacing now.  And new from LaZBoy, which has a great warranty, but is waaaaaay more expensive.  This is the problem with a list like yours...what finish are you after? What materials?  What is the price point in the market?  I have a low house, a medium house and a luxury house. 

My sheets for a King bed at Sam's Club are about $80.  I use a bed bug protector, zip up variety, on all pillows and on each mattress.  Then a mattress pad, and then sheets. Very light weight, quick dry comforters.  You need hand towels, wash cloth and large size towels, 2 for each guest or more. 

Kitchen, you need pots and pans, cutlery, glasses, wine glasses, coffee cups.  A knive set, spatulas...oh so much more.  Lamps.  Smoke detectors.  Rugs.
