This won't be a supplement to your other incomes...it will take it over.20-30 properties will need to be paid for with all cash since it will be very difficult (spelled "impossible) to get traditional loans due to the low cost of the properties. 

Once I am retirement age these properties would be paid in full and the rent would supplement my retirement. 

I expect to get $4,444 in compensation, which I plan to put towards my 5% downpayment and supplement the remainder with cash.

Hey @Patrick, depending on how much marketing you're doing and if you would like to find the other apartments you could supplement what you're doing in Propstream with Reonomy.

I prefer to go with a local agent but it appears CA (or at least Northern CA) is only offering CA Fair Plan plus a supplemental which ends up being nearly four times what I was paying.

I've found a few lately with nuwber that supplement the ones you are currently using.More for residential than for commercial I think are some of the database/CRM providers like Mojo and Deal Machine.

I've been working with her...I know, probably a mistake (sigh)…but I'm in a soft rental market and she does at least get the full rent paid (plus late fees), albeit in pieces.As an aside, wWe had a "Come to Jesus" talk and supposedly she is looking for a p/t job to supplement her expenses. 

There is also a supplement homestead exemption for 25-35% depending on the home value.
