Does 1% still apply for buy and hold?
Just getting started on my property management journey and was hoping to get some clarification. My goal is to invest in a few rental properties, and essentially have tenants pay mortgage and repairs. Once I am retirement age these properties would be paid in full and the rent would supplement my retirement. I see a lot about the 1% rule and I agree with it. However, is that a pre covid notion? I could see this happening before the balloon but from the prices I see anymore on anything not a slum the cost of the property does not match what it could be rented for.
