People who are successfully marketing to motivated sellers are doing so at incredibly high volume, with very low response and conversion rates. 10,000 post cards or yellow letters might get you 10 phone calls, of which half are not legitimate prospects.

Find an area where investors are buying and market to that area.3) once you've chosen an area, use listsource.com to get list of high equity properties (30% equity and greater) in your area. 4) use a mailing service like yellowletters.com or click-to-mail to send out your postcards or letters to potential sellers.5) it takes a few months typically, to get the first deal because a lot of people will respond to your follow up rather than the first contact.Obviously, this is just the quick and dirty to get you started.

You will probably get post cards in the mail, when you get about 9 months out from closing, if you have not yet complied, from inspectors wanting to do your inspection, state law dictates a max fee they can charge, i think its $250, but in mot sure, Last one i did, the inspector never even inspected my property, she just filed the paper work and collected $200.
