Counter Offer "Winter Weatherization Standard" Milwaukee WI
Soooo, I have a duplex that I put an offer in on. The buyer countered to add this language in the counter offer;
1. EM to be paid to title company 3 days after acceptance (No Problem)
2. Counter offer should read "buyer responsible for all cost associated with winter weatherization standards." (Not sure how far this can go and what's behind this wording)
Can anyone in the Milwaukee and or greater Wisconsin area enlighten me on costs associated with winter weatherization. Do I need to pull permits? if something is not up to code, what happens? What's the worst case scenario? All of the property I purchased in the past, the owners took care of this and brought the document to the closing table. any help would be appreciated.

It should say Rental Weatherization look the property up here http://dsps.wi.gov/Programs/Industry-Services/Indu...
if its on the list you need not do anything, if it is not, you will need a Stipulation, cost is $55 at closing, and you have a Year to comply, look at the DSPS website to see what you need to do to comply, your gona spend a few hundred bucks to get the inspection done, but its a one time thing. or do what most do and deal with it when you sell the property, I havent seen a DILHR cop yet. but im not advising anything.
