Listsource vs Property Radar vs ? for direct mail

Hello BP. I'm putting together my first wholesaling direct mail campaign targeting distressed properties. I have yet to fully narrow my criteria and am considering 1) out-of-state SFR absentee owner, 2) owner-occupied SFR with at least 40% equity and / or 3) owner-occupied SFR with at least 40% equity, 55+ years of age. I'm also considering tax liens, divorce and probate.

I was hoping to get feedback about which sites you all recommend (Listsource, Property Radar, Rebogateway, etc) for list creation leading to greatest call generation.  

Also, do certain sites work better over others depending on the list criteria?  As an example, I've heard that Listsource and Property Radar are good for absentee owners whereas Rebogateway is good for divorce lists.

If you are one of the 7 to 10 states that Proper Radar has full data on every house, then Property Radar is way way better. You can systematize driving for dollars and building your database faster than anything I know of.

1) Drive all horizontal streets first in an area. Open the Property Radar app. After driving horizontal from the start of the street to the end of the street. After this hit all the vertical streets. Keep doing till you get every ugly house in your target

I am a developer and so I am looking for development opportunities while I drive for dollars.

2) When driving, keep the filter on for Owner Equity. You can literally see if the owner owns free and clear, has 40% equity, 60% equity, etc and this immediate data helps to rank the properties

3) Create a 1 to 5 star system to rank opportunities

4) Create multiple Lists such as Door Knock This House, Flip, Urban Development, Subdivision Potential, BRRRR, etc.

5) For 4-star and 5-star opportunities, take a photo. 

This is the fastest and best way to build a list and and this list is worth it's weight in gold.

If your not in a state where Property Radar had all the data already, then you are out of luck.
