This tends to be true in any market, either in state or OOS ... and yes, I also agree with you that a fine way to counteract that lower day 1 cash flow is to buy under market and force some appreciation, and again, this is also true both in state and OOS.

In some areas right now it appears that bookings are "down", at least compared to the height of COVID, and as a result some owners in those areas are dropping their nightly/weekly rates to try to counteract it.

AND, plopping on the ole-science cap, solar panels have a decay rate for production beginning day 1, meaning, as every day passes, production drops just that little bit more, day after day after day.
