Roofer recommendation in Pittsburgh area

First I'd like to introduce myself. I'm a new buy and hold investor in the Pittsburgh area. Currently I have one SFH rented and have just signed a contract on a duplex (one unit occupied) in the same neighborhood. Things are off to a good start - thanks in no small part to the wonderful advice I've gleaned from the forums and other offerings on BP. Thanks!

I landed the duplex at a good price, but it needs roof repairs (gutters, flashing and some decay). So far I have one quote which seems a bit on the high side. However, that company was the one recommendation I had on hand. Does anyone else in the area have a company that they can recommend?

@Andy Konitzer I've had mixed experiences when asking referrals for a contractor. Sometimes the problem with getting a referral is that you don't continue to get multiple bids for each project and get complacent.

I read somewhere, and will be utilizing the strategy, of scheduling multiple contractors (roofers in your case) to come out to the property at the same time and provide you with a bid for the job. This is a similar strategy that some use for scheduling potential tenants or RE agents having an open house, to show that others are interested and to provide them with a sense of urgency and to give you their best price.

Good luck and congrats on the new duplex deal!

Wes,

Thanks for the input. It does seem that referrals are a double-edged sword. I'll definitely keep the "contractor open house" strategy in mind. Given schedules, it might be hard to coordinate, but it certainly is a logical approach.
