What I do is just shoot an email to my best investors that I know they will close fast and smooth.

Although I have made some mistakes with our rentals, I have loved it and want to build a portfolio that produces enough cash flow (2-3k/mo) to do this full time as I transition out of the military in the next four years. 

This will restore the structural integrity and give you a smooth finish.

Been in the car business past 2 years and thinking of transitioning into a mortgage broker or maybe become an Agent on the side to gain knowledge and build relationships.

Anywhere in metro Nashville, a 100k property is going to be either (1) in a VERY transitional area, or (2) need a crap ton of work. 

I started the Real Estate Career in 2013 as a part time agent, but quickly learned that I wanted to transition to full time.

This has been a rewarding and flexible career but I intend to transition that experience and insight into building a cashflow vehicle of my own.
