Nashville SFH market information?

Question

I'm in Nashville for the next couple days to check out the market. I'm looking for SFHs in 100k range, brick if possible, in upcoming B or A areas. What neighborhoods would you recommend looking at?

I'm also just curious about the market in general. How does Nashville grow (direction, zoning, etc)? What are the economic factors? Any new job suppliers coming to town that you know of or building projects? And anything else you think would be helpful to a new investor in the market.

You're looking for a unicorn, I'm afraid. That's not a realistic request for MLS properties in Nashville.

If you're referring to Nasvhille, TN then 100k for a single family in an A or B area is probably not going to happen.

Thanks guys. What do you think about Smyrna and the area between there and Murfreesboro? I looks like that less developed area is slowly filling in from what I saw. Does that sound right from your experience?

Hey Joe. Send me your email and I will add you to my buyers list. I locate off market property for many investors around the Nashville area. I can find properties for 100k in B/C class areas and maybe everyone in a blue moon an A class area (but they generally will need a decent amount of work).

As far as Jobs goes Nashville is booming right now with tons of business coming in to town. If I were buying and holding myself I would look into Franklin. Nissans North American headquarters is now there and i heard a few other big name coroprations are moving their headquarters to the area.. However, Franklin will cost you more than 100k... Its an A class area for sure.

Anywhere in metro Nashville, a 100k property is going to be either (1) in a VERY transitional area, or (2) need a crap ton of work.

You might consider looking into the outlying areas, but it's gonna take a lot of homework to figure out the demographics and key metrics. There are a lot of them.

I would suggest looking towards Antioch, LaVergne area SE of Nashville down I24.

Thanks for the info guys. Are you referring to just the downtown areas or do you mean even in the suburbs?
