I chose the townhouse because it met my criteria, the numbers looked phenomenal, it was in a location I wanted (near the UNC Med school, dental school, hospital, and downtown CH), and because the community came with a few amenities that I think folks would find attractive.

I did not want to be a landlord, but it happened. 5 years later I bought a second piece of property, with a three bedroom house and a nice little garage apartment on 3 acres just out of town, I bought it to build a new dental clinic(I am a dentist) but plans changed, and it has been a very nice cash flowing piece of property.

My disgusting tenant is a retired Harvard grad and fully mobile but I guess they don't teach cleanliness or hygiene at Harvard.It's ironic because I have a buddy who's a landlord in Maryland and his tenant literally destroyed his bedroom door, smoked inside, holes in wall, AND didn't pay rent but still had to go through the process, took 1-2 months and ultimately he won the eviction and was awarded damages/backpay but his tenant plead broke so he had to go back to warrant in debt court to garnish his wages which isn't guaranteed but at least he won that too.
