New to Bigger Pockets looking forward to learning more

Found Bigger Pockets several months ago, am now finally getting around to explore the site.  My wife and I have been real estate investors for several years, it seems to have grown without us doing much.  But, as we get closer to retirement I think it is time we fertilize and water this thing.  Already I have found much invaluable information here and am looking forward to finding more.  We have property in our small hometown in Arkansas and property in a town with a major SEC college, both have their unique challenges.  My first search has to be a better record keeping system, or a better way within Quickbooks to track things. 

We have been lucky, we have seemed to avoid any major mistakes, but it was only luck.  Now I am looking forward to learning how to avoid them.

Matthew, my first deal was buying the duplex that was right next door to my house more than 20 years ago.  i bought it for protection; the owner was planning on putting a mobile home on the back of the property and because of the location of utilities it would have been backed up to my driveway.  I did not want to be a landlord, but it happened.  5 years later I bought a second piece of property, with a three bedroom house and a nice little garage apartment on 3 acres just out of town, I bought it to build a new dental clinic(I am a dentist)  but plans changed, and it has been a very nice cash flowing piece of property.  Everything lately has been bought with cash, and it all has been down in Bryan, TX, near Texas A&M. 

So far it has all been mostly for fun, but as retirement seems to be something that is coming whether I want it or not then I figure it is time to pay more attention to it all.

Kathie, I have family in Hot Springs and get up there every so often, I may drop in.
