Crawl space isn't a typical breeding ground for fleas, but it could be if there is a lot of junk and moisture down there.

As others have said, you don't want the siding directly in contact with the roof as you'll have a place for moisture to collect.

I spent all this time installing these and the one tenant still complained about moisture...Turns out they were not turning the fan on at all after I installed them

But if that inflation was a gentle increase (not like what happened in the 70's), then after a time lag RE starts to reflect the added cost of living, as rents go up as a result of inflation.

I know I hate them.. but I get to travel almost every month.. so I am not sitting here day in  day out.The best weather for me in the world is North Bay Area .. enough rain to keep it green and nice vineyards.. but no humidity and 3 seasons. as winter is gentle..
