Share success and encourage people to come to you.When you do get an investor to partner with you treat them like gold.

I pay cash for everything so its not a lender requirement on my side.I also like to encourage folks to start with PM company when they start their search these are the guys in the trench's and a good PM company will help the selection process as well.

I've spoken to several realtors when networking and found that some think it's a good idea and others don't encourage it.What's your take on this? 

Do some learning and your own research and you will find places they aren't or have missed and you can profit from them.It's easy to get discouraged so be sure to surround yourself with like minded folks who can encourage you and vise versa.

Hearing the podcasts with real people not all having 100% success all the time and encouraging listeners to just get into something moved us forward.I should also note we found a good mentor and another realtor friend that have been very helpful as well.

If you continue with this option I encourage you to use an attorney experienced in creative financing and ensure that the proper documents are file with the Court in order to protect yourself and to "cloud" the title.
