Private Money Presentation

Hello,

I'd like to know if someone has a private money presentation that they've been successful with that I can use as a go by. I have 6 individuals interested in lending to me and I hope to demonstrate that we can help each other.

My thinking is that I provide my track record, the resources at my disposal, my ideas for buy and holds and flips/buy and hold and future prospects. I'm interested primarily in obtaining loans but will do JV's if that's the only way they will go. Also thinking I should outline the benefits of doing this with me over their current investments, traditional savings, stocks, bonds, mutual funds, etc.

I just need help getting started on articulating this for the few hundred thousand it can produce. Thank you.

    @Kevinn Harris, welcome to BP. If the presentation is to your close family (ie Grandma) and they are open to the idea of lending you probably won't need much (assuming she believes in you). If they are not open to the idea go slow. Let people know what you do and the success you are having. The best way to partner with a private lender is to have them come to you.

    If the presentation you are considering is for people that you do not know well make sure you keep it genuine. Don't get too slick. You must know the numbers on your project thoroughly but if you make a sales presentation you will probably lose most potential investors. Most people have a pretty good built in BS meter. It gets tripped easily when they are asked for money. Here again you should go slow. Share success and encourage people to come to you.

    When you do get an investor to partner with you treat them like gold. They are counting on you. Protect them and make sure they are not harmed no matter what. If you complete a few successful transactions your first lenders may lead you to many more. Most people who have funds to invest probably have more than you think they do and they usually know other people who would like to invest. You won't get that information until you prove yourself.
