I agree that pricing a rental too high is a classic mistake than can make it sit, but don't you think encouraging landlords to rent quick will make them compromise on the vetting of the tenants?

I am not sure where you are located, but I'd encourage you to call around to PM's & you may find one willing to help you.

I would encourage you to find local REI meet-ups in your area.

Late payments, property damage, and evictions are avoidable when you have a PM who knows how to find reliable renters.I encourage you to seek out a property management company that emphasizes tenant screening and uses modern tools for verification.

There currently appears to be a flow of investors still buying and renovating properties in this area, which seems encouraging.
