I did not do any physical improvements to the property but I did spend many hours with engineers and city planners defining exactly what could be built on the lot and with what modifications (like soil retention, drainage, engineering requirements, etc.)

If you invest without knowledge - diversify AND hire a good financial planner.

I'm a securities (7 and 65) and insurance (life and health) licensed financial planner.

My financial planner is much more aggressive in his searches for properties and much more selective in his choices and only gets ones with 20% cash on cash. 

Every "financial planner" I talk to knows less than me about property investment and analysis.

I also work as an event planner and would love our own space for that as well.

I am leaning towards using the estate planner because of cost, they are $2,500 flat fee for life and I can ask questions any time I want.  

I currently work for an oil company as an Economic Planner.
