I used Russ Gullo based out of Buffalo, NY as an intermediary -- spoke with a few others, but Russ knows his case law and has proven himself invaluable when we got into some non-standard situations.

@Antonio Scerra, Russel is 100% correct above that this it's considered a big no-no to contact a seller directly, when they have a listing agent.

Mostly what I got from him and some of the other "old-timers" was long term vision and understanding of the big picture.Now one of my partners in my wholesaling business actually had a hired mentor from Russ Whitney's education group come and mentor her for 4 or 5 days.

All I know in the world of real estate investing is the books I've read ( currently "Creating Wealth by Robert Allen") and the infomercial Russ Dalbey on buying notes I bought...
