Properties with no equity ... should I even reach out to them?
I am currently learning how to "scrub" lists for our marketing campaign and was wondering whether or not it's worth our time to reach out to those with no equity on their property? We are currently getting leads from preforclosures and driving for dollars.

Personally, I have experienced more response with the folks that have owned property for a longer amount of time. That said, if you have a way of reaching people with little equity (likely younger) via text or email it might be worth a low risk/effort initiative.
I have completed approximately 100 direct mail letters with a 10% response rate and all of my responses would fall in the category of long term owners with equity.
