Charleston SC new rules EXCITING
I have just learned ( and of course i am no expert in STR) that in many cities and now it appears Charleston.. that you can do a STR if you owner occupy the property without special permit..
so am building a few projects right now that include a main house in front and in back and really cool 2 bd 2.5 bath smaller home of about 1250 sq ft.. that would make an AWESOME STR just mintues from downtown.. the caveat it appears is the front house has to be owner occuppied.. so we do this in Portland with ADU's but they are not full blown houses like what i am building..
Excited about marketing this concept.. I suspect even at the price point of about 1.2 million for both homes the back unit could bring in close to all the mortgage payment the owner occ on the front house lives for almost free. but has a completly seperate house that is the STR.. not renting a room out.. in the home they live in ..
anyone have experince with this or have they seen these new rules allowing STR as long as the home is owner occ.. kind of more like mini B and B.. I have stayed a t few of those over the years in rural areas. When there was no hotel option.

Condos near the ocean are really good investments in my opinion too, simply because they a much less startup than an ocean front, have a lot of the same amenities, and you can hit a niche of renters. For example, we have a 3 br condo on Folly River (back side of Folly Island) that has a beautiful dock/boat slip for fishing, they are 2 blocks from the beach, and in the summer months, our rates equal out to $179 per night per couple if there were 3 couples using the home. That's cheaper than most Charleston hotels and it's a good price point for many budget conscious renters.
