I think Lima one and maybe lending home have a fix up to perm loan situation  kind of like my bank does .. were i can get a construction loan then a perm take out without going through two closings etc.

Anybody have experience with Lima one capital or know if they’ll lend to individual’s or just LLC’s?

Wayne below clarifies the situation the broker Ken is just a broker.. the lender it appears is really Lima One.. 

Hey Boris, I would reach out to Renato Lima with Approved Mortgage.

Large banks and national lenders like A-10 Capital and Lima One Capital tend to shy away from such properties.

Lima One Capital is the only one that will lend without commercial financing to an LLC.

@Lais Lima dont quit your day job, it's a lot harder than it seems.

I know Lima One has a fixed 30 year that has a lot higher rate...but I still may or may not go with. 

@Chad Hotovec, there is a lot of private money catering to investors doing this (Lima One Capital for sure).
