Yes, all of the above, some people will continue to pay for a full service agent, some people will pay for a discount, some people will forgo agents all together, I think we will see alot more variation then we currently see, but just like any other business there will be tiers, Ritz, Marriott, Courtyard, Fairfield inn but for agents. 

Fruit-cake maybe, wack-job sure, but the psyco is a smart psyco.

So, I think it definately takes more savvy these days, but there is still low hanging fruit in the Carolinas, Georgia and Florida everywhere I look. 

All facts, figures, and numbers must be verified such as verifying the HOA fees or the annual property taxes by looking at the city's website.The MLS offers a place for agents, buyers, and sellers to go so there is tremendous value there.

However, these properties won't be low hanging fruit.

There are no low hanging fruit deals these days, you have to make things happen.

Remember with every rental purchased you are planting seeds for a tree that will mature to provide fruit forever.
