@Roman A Sandlermore important than picking a market is having a plan for building a network.just to be blunt, i think a lot of investors pick a random market using a formula like you did, rather than picking a market where they might have some kind of advantage. 

In your experience how many visits do you expect are required to account for all the random variables.

A skilled caller could get 20-30 leads from talking to 1K random homeowners.

This seems pretty random.

and a lot of new investors start with the older BP content - where Brandon would pick a random property on the MLS on a webinar and it would cash flow $300 a month. 

A friend of mine had a landscaper randomly do work on their property while they were out of town without being hired.

Teaches you all the random junk that comes along with owning property and managing tenants!

The process to start it is no harder for me than it would be to random Joe to start.

Just new dynamic I’m not used to, going up and introducing myself to random people.
