Please see the numbers below.6 Unit Property in BaltimoreThere weren't many comps to compare (apples to apples) based on what my realtor pulled.NOI = $31,530At Sellers Asking Price $240,000Cap rate = 13.1% However, as of last month, 2 units are vacant and I recalculated the numbers based on this:NOI= $20,010Cap Rate @ Same Price = 8.3%I am trying to figure out the best cap rate for this property and calculate the ideal offer amount.

The purpose is to be able to compare deals "apples to apples"Placing more money down on one deal does not necessarily make it a better deal than the other.Similarily, in commercial, cap rates are commonly used which take into consideration only the gross income less operating expenses, arriving at the NOI (net operating income), therefore romoving any debt leverage from the equation.
