Denver area rents question

I have a client who is stuck on buying dumpy houses and renting them section 8 because they are convinced that nobody out there is willing to pay much more that $1000/mo for a 4 bedroom. I tell her that there are a lot of people with income but no credit who would be willing to rent a nice 4 bedroom house all day long at $1500-1600. Any landlords out there in the Lakewood, Wheat Ridge, Littleton area that focus on the nicer homes with higher rents that can either tell me I'm right or tell me I'm crazy? Either way I'd just like to know. Thanks
