This is the strategy I came up with for funding a deal when I come across one...Option 1) Hard Money + Vendor Take-BackOne of the Realtors in my office runs a MIC (Mortgage Investment Fund) and said they would do a max 75% LTV loan at a rate of about 6% for 7 or 8 points and they will most likely want the 1st mortgage due to the amount of risk involved as I have never done a deal and am 20 years old.

If you have someone that will be doing any sort of prep work or demo ahead of the rehab, perhaps they could be onsite for you if needed.In other cases, IĀ have reached out to Salvation Army - they will take clothes in decent shape and furniture as well - IĀ have moved a lot of couches and such that way.Ā
