Earlier in this thread, you claim to be buying 3 properties of this type in a month or so.

If the occupant claims to have evidence authorizing them to occupy the property, then they should bear the burden of proving their case.

@Ebony M MarshallOutside of reasoning with the landlord, your only recourse would be a small claims case against the landlord the way I see it.  

Most of those claims to pay if not closed on time have loopholes/tight requirements and more often than not we have seen the fall-out.This is a lot I know haha but hope this gives some context.

Note: I did have one client declined by them because they had two past home insurance claims in their history so it seems they are looking for low risk clients only. 

It wasn't some other 3rd party deciding things where you/your parents can claim ignorance, it is literally the owner's making decisions.

Have a roofer give you their opinion , and make a claim on insurance . 

I have not yet done with filing the quit claim deed but I talked to my lender and they are okay with it. 

I know we can have a lawyer draft up a quit claim deed to get her sister off of the deed, but I have head this is similar to when people transfer ownership to LLC and could pull up the due on sale clause?

If it wasn't a nonpaying tenant, it was an angry one, or one threatening to sue me, or a neighbor claiming my property was damaging his!
