If so I don't see a huge benefit to enacting the smoking ban now unless the other tenants are complaining about it.I would ask yourself if you can't afford a $5000 turnover right now what happens if tenants stop paying and you have to evict or if you have a major unforeseen expense unless the 2nd duplex is a smoking deal maybe you are expanding too fast?

These people are supposed to be banned from further auctions but I don't see that happening.

Yes I use my 2 additional rooms in my Arlington home and I was using my Arlington condo as an Airbnb until the HOA banned short term rentals so I turned that into a corporate rental where I make the same amount of money as Airbnb.

Metro is trying to ban short term rentals in residential neighborhoods and they are not issuing new permits at the moment.  

I doubt your mailing address will ever go banned from getting to its final destination. 

What I am having issues with is 2 clauses: 1) compensating the PM for any issues arising, as part of the   hold harmless clause which I am fine about, 2)  Broker may perform any of Broker's duties through attorneys, agents, employees, and independent contractors, and shall not be responsible for their acts, omissions, defaults, negligence, and/or costs except for persons working in Brokers firm. 3) A clause on mediation which is fine, but I am not convinced with part of the paragraph which reads "The following matters are excluded from the requirement hereunder: (a) judicial or non-judicial foreclosure or other action or proceeding to enforce a deed of trust, mortgage, or installment land sale contract, (b) an unlawful detainer action, (c) the filing or enforcement of a mechanic's lien, and (d) any matter which is within the jurisdiction of a probate courtAny thoughts appreciated!
